It is crucial that the tanks are not pumped before the initial on-site inspection, as the inspector must evaluate the system in its working state prior to pumping.

Once the initial evaluation is complete and the tanks are pumped, the inspector returns to examine:

  • The condition and integrity of internal tank components
  • The sludge and scum levels
  • Functionality of distribution boxes, filters, and other components
  • System response post-pumping

Note: Buyers are responsible for hiring a licensed septic company to perform the pumping. Coordination between the pumping service and East Texas Home Inspection is essential to ensure the inspection is conducted properly.
